The Opal Cliffs area is a nice flat sunny place to live. Opal Cliffs feels like it is Capitola, but is really Live Oak. So if you search this area, you will want to do so under Live oak, area 45 or use the map to search. This area is bounded by Opal Cliff Drive which serpentines along the cliffs from “The Hook” surf spot, overlooking the water and ends above Capitola, at Cliff Drive. The other border is on Portola Drive, which takes much of the traffic to Capitola from the lower 41st avenue area. This area has nice sunny flat lots that are normal sized, as opposed to the smaller 3200 square foot lots which are common throughout the Jewel Box and in some areas of Pleasure Point.

The homes and lots on the bluffs overlooking the ocean are a bit bigger. My guess is because of the erosion process, they all wanted a bit more room. The bluff homes are often gorgeous and range from about 2 million to about 5 million dollars. Other nicely done homes can be found for a little over a million, while the smaller one story places are often in the $7-900,000 dollar range. An ocean view will still cost you abut two million though. This area has a private gated beach which you need a key to gain access. There is really no parking as this is a neighborhood beach, which people walk to. The feel is laid back, but the housing is generally nicer than the nearby Pleasure Point area. The homes vary in style to plain single story homes from the 50’s, to architecturally interesting shapes and colors, to high end places with stunning views. The area is very walk-able and you will often find people just enjoying themselves as the go to Capitola. Opal Cliffs is a great place to live as you are within easy walking distance to the beach and it is a short bike ride to the restaurants and small shops at the end of 41st avenue as well as Capitola Village.
