My specialty here in San Francisco, since 1989, is working with folks who have never purchased a home before. I also consider myself to be a relocation specialist since many of the buyers I work with are relocating from another state. San Francisco real estate is like no other city in the country. SF is 75% tenant occupied with huge amounts of rent control. Few Realtors from other cities dare to do business here in fear of making a mistake and ending up in trouble.

The most common and affordable property type in SF is TIC (tenancy in common). A typical TIC property that is 2 bedrooms 1 bath averaging 900 sqft located in Noe Valley will price out at approximately $500K. When it becomes a condo (converted later) it will price out at about $700K to $800K. 50% of my practice is dealing with TICs. I have attorneys that specialize in setting them up for me.

San Francisco real estate, so far to date, has been only slightly affected by the nation wide credit crunch we have been experiencing. This is primarily due to our sunny/mild climate, unique life style, and the fact that there is little or no construction going on. Supply and demand is key. This supply and demand concept has really been responsible for pricing many buyers out of the market. This is why TICs are so popular. Starting price for a decent flat that is a TIC will be in the $300K range. Most of the people moving into the city will look at those first.

One final word for now until I learn more as to what I can say and cannot say in this blog venue – the politics here in SF are mainly responsible for the high rents and “evolution” of TICs.
