Your Listing Photo...Your First Opportunity

I do not understand the thought process when agents are loading their listings and not including the listing photo(s). Each day I (and I am sure many agents) run the Hot Sheet Report (the report showing all listing activity for the past 24 hours). I do this with the intention of knowing my inventory While I am on the subject, a quality photo is also important. Professional pictures are always recommended, however many times to expensive to utilize for average listings. However, it will not take a professional photographer to realize a complementing angle for the exterior of the home. My favorite example is the shot with the focal point being the garage. Sure a garage is nice, Including SOME interior shots is a must, however know when to stop. A kitchen photo is a must and perhaps another room that you can capture the size or desirable architectural feature. However a picture of a room with a bed does nothing but make the room appear small. It looks like the bed is the only thing that fits. Master bathroom pictures can be good…as long as you can get the shot that will capture the size and features. Pictures can do harm just as easily as they can The Client who hires a Listing Agent to market their home will usually be unaware of the actual techniques the agent will use. They may see the "end result" such as the final listing loaded into the computer, but it would be upsetting for the client to know that although their home is appearing in the most popular MLS system…it began as only "half done" and potentially lost half of the interested buyers. Agents owe a complete job to the client and getting the listing in front of other agents, and Internet savvy buyers is the best tool. Your listing photo is your first opportunity, don't miss it.
and possibly searching for a potential home for a client. Why is it that so many homes are entered with no photo? To top it off, on our report, the only information visible is the picture, address, list price, list date, and member. We have to click on the MLS number to view additional information. I NEVER click on these, and I am sure I can not be the only one. The day the home drops on the MLS is the day the most agents will view the listing. The listing agents are truly missing the mark when they avoid loading the picture. This home can sit for days or weeks until it is ran for a search, and perhaps meet the criteria an agent or a buyer is looking for. Hopefully by then the photo will be in, but often times still nothing.
but where is the house?? The other side would have complemented the home and show a peek at the garage. Interior photos are a must with today’s Internet shopper. If you are not going to include a few shots of the inside, again you are missing your mark! Buyers who may be considering relocating are going to be making a list of what they want to see when they come to town. Do you know what will top their list? The homes that they have already got a look at of the inside…via the INTERNET (or ad) PHOTOS...will be what they want to see.
do good. A great example is the picture with a room with a bright painted wall…agents should be aware that such colors are very taste specific. Although the room may be this color, advertising it will only cause buyers to scratch it off their list. Showing other pictures that will interest buyers, then once the buyer is inside the agent can explain in person that paint is very easy to correct. It is easy for a buyer to dismiss a listing based upon a bad photo…or no photo at all.

Multi-million dollar listings with bad photos are just as bad. A part of our listing presentation is that we hire a professional photographer to photograph their house and we always use the maximum 10 photos per listing. If 80% of buyers go online to shop for homes, you not only have to have photos, you have to have darn good photos
When I visited with Point2 a little over a year ago, they shared some very interesting data they had gathered (Which for the most part just confirmed common sense) - and that common sense is, listings with more photos tend to sell faster (Duh) - It stands to reason listings with QUALITY photos get even more attention.
As a real estate investor, (A buyer) I always look at the photos before reading anything else about a property - if the photos seem like they are stretched, or blurry, or just don't cause me to become interested in the property, I move on.
Realtors - listen to your customers - WE WANT GOOD PHOTOS AND LOTS OF THEM! 
Tampa4u: great point. With out a doubt, on a high dollar listing you must have the professional pictures, on any listing--have a few good ones!! Morgan: Very true. I was an investor prior as well...I agree. If I was not interested with what I saw online, I had no interest in looking in person. In our area so many people are relocating, it's just wrong to not have pictures up. Such a disservice to the client. thanks for reading.

Paula, I agree with you 100%. Realtors must think they are doing the right thing and rushing to get the listing into MLS before the photos are ready. But you are right on target with the fact that Realtors that view new listings as well as buyers that have online profiles set up will tend to ignore listings with no photos. You only get one chance to make that first impression.
