Appraisal Fair?
Posted Dec 11, 2007 @ 8:36 am, Viewed by 306 Visitors, Read 315 Times.I just had a home that did not appraise and in my opinion was done by an inexperienced appraiser. I am sure many of you have had similar experiences in the current market.
I would value the opinion of other professionals as to the value of a beautiful mountain view and tons of upgrades done by a builder as opposed to homes without views and basic laminate and vinyl flooring. One home had already been adjusted $82,000 by the builder and the appraiser adjusted the price a further $80,000 in the same subdivision...it lcosed on 09.30.07 It had the same incentive as the subject house that didn't appraise. He actually adjusted a home that was 1694 square ft , basic house no views, that closed on 10.30.07 to a higher price than the subject property with a total square footage of 1964 sq ft, fully upgraded, three car garage, and one of the best views in the subdivision.
I am sure many of you are having a similar experience and need experienced Appraisal Professionals in the current market. Unfortunately the bank does not perform a reappraisal, so my client is out of a house. There are two more homes that appraised that will close on the next three weeks for more money.
