Waco real estate market watch

The following statistics represent the home sales from January 23, 2006 through January 23, 2007. These figures are for 3 bedroom, 2 bathroom homes and are broken down across the most popular areas of central Texas. For each area, the number of homes sold, the average price and days on market (DOM) is provided. The last column is the percentage of the asking price for which the homes actually sold. For each area, the new versus existing home sales are separated out.
These numbers should be quite telling for those that are well versed in watching the real estate markets. Obviously, the areas with the largest sales are Waco and the Hewitt/Woodway area (which comprise the Midway school district). The Waco areas are slightly inflated in that some of these, especially in the new home sales, are areas annexed by Waco but are in fact in the China Spring school district. Most people would describe these homes in these areas as being in China Spring, though technically they are part of Waco. In fact only four of the 24 new homes are in Waco proper, and therefore, Waco schools.
