The saying you need to "list to last" is something I have always been told in real estate.Well if that saying still holds true then we are beating the odds. We have this year closed close to 90% buyers compared to listings and only carry a few listings at the moment and turn down listings that are not priced competative. We focus most of efforts into working with buyers and especially Tampa first time home buyers

Our office celebrates all the listings the agents have which is a great thing but in todays market unless you have a listing that is priced right it will not sell or if it is a short sale the odds of making it to close are against you. Short sales are a joke in my opinion. I saw a stat that said about 20% of short sales ever come to fruition. I find it hard to believe that number is even right.The whole process is a joke the banks have buyers and sellers waiting in limbo on offers that will not be approved. They treat real estate agents like crap, the sellers like criminals. There is just homes sitting on the market that have no chance of selling. If you dont have the ability to handle the short sales then start the forclosure process and move on.

This is a real live situation I dealt with the.We had an offer of $375,000 and this was pretty much the buyers top number.The short sale negotiator told me the buyers need to be around $400,000 and their bottom line the bank needed to net…

I give my kudos to all the real estate agents going after the short sale business. Me myself I don't like to be burned and tortured slowly so you guys can have the short sales, why anyone would set out on purpose to target this market  is beyond my wildest dreams, but to each its own.We are fortunete we work with a lot of Tampa relocation buyers and they typically don't have the time to be fooling around with short sales.

I decided to start a Real Estate forum geared to the Tampa Real Estate Market.With all the several different blogs to keep up with, different social networks, updating my websites, and last but not least showing and selling homes.I think we need to add more hours to the day. I am either stupid or crazy not sure which one probaly both but I guess I am glutton for punishment. But serious now I have been to many real estate forums including of course real estate webmasters which is one of the best around and thought it would be great to have a forum for real estate professionals in my market to exchange ideas, promote their listings, advertise their services and more.

I recently had a gentleman call me from out of state recently, he said he was thinking about relocating and was in the first stages at the moment and would plan on relocating towards the end of the year. He asked me if it was a good time to buy in Tampa, well I am a Realtor in Tampa what am I going to say no? I told him it was great time to buy with many forclosure homes  and homes priced more than reasonable by sellers. He then asked me if it has hit the bottom. Well if I could predict where the top or bottom of any market is then I wouldn't be selling real estate I would be sitting next to Jim Cramer on Mad Money. I went on to tell him that I couldn't say it was the bottom but felt it pretty close as it could be to the bottom.

The Brandon Florida real estate market is starting to pick up momentum with actual decrease in Inventory since the begining of the year. The rental market is also going strong with fewer homes to choose from as a renter.

Realtors now more than ever before are utilizing blogging, web site optimization and other online resources. This is great for the consumer as now it is the Realtors, who are able to communicate, attract and provide professional service almost instantly to the consumer will be rewarded. The Tampa market alone is a very competitive market and I am noticing a lot more competion in terms of agent’s blogging and utiling the internet in terms of marketing. I always scratch my head when I see agents spend so much money in local newspapers, magazines, and real estate publications. Especially when nearly all home buyers begin their home search on the internet.
