Adapting To The Market

I believe to be a successful real estate agent you need to be able to adapt to the market. When we saw the market swing we had the opportunities like most agents to capitalize on the short sale market and brandon foreclosure market. While we are happy we chose not to focus on the short sale market you really need to be a special kind of person to deal with these in my opinion, I nor my wife has the patience to deal with these.

We feel however we may have missed the boat on the foreclosure market. Internet Sales Person Hangs Up On Me

Ok this was a first. I actually had a internet salesperson hang up on me today, usually it is me hanging up on them. We received an email from this Sales Manager from epagelisting so my wife calls after I told her it probaly is a lead company trying to sell their leads but call just to make sure, she turns the phone over to me after a few minutes. He starts going on how they have qualified buyers in Brandon that they can guarantee 3-5 buyers and guarantees they are real qualified buyers, no lookie lous and such. For the low cost of $500 per month plus 15% of the commision. Now usually I hang up on them at this point but this time I let him rattle on.

I then ask the gentleman don't you think I could spend $500 per month of my hard earned dollars on google…

False Short Sale Prices

False short sale list prices. We are seeing more and more listings on the Tampa mls that are just not realistic and are fictious numbers that effect the entire real estate market. If you are working with a buyer who is not interested in short sales it gives the appearance that they can buy a home at a price that is a lot lower than a bank is going to approve. For instance there are two similar homes on the market one is a short sale with a list price of $150,000 and the exact same home listed at $190,000. Now the actual fair market value on the home is around $185,000. Do You Really Need To "list To Last"?

The saying you need to "list to last" is something I have always been told in real estate.Well if that saying still holds true then we are beating the odds. We have this year closed close to 90% buyers compared to listings and only carry a few listings at the moment and turn down listings that are not priced competative. We focus most of efforts into working with buyers and especially Tampa first time home buyers

Our office celebrates all the listings the agents have which is a great thing but in todays market unless you have a listing that is priced right it will not sell or if it is a short sale the odds of making it to close are against you. Short Sales Are A Joke

Short sales are a joke in my opinion. I saw a stat that said about 20% of short sales ever come to fruition. I find it hard to believe that number is even right.The whole process is a joke the banks have buyers and sellers waiting in limbo on offers that will not be approved. They treat real estate agents like crap, the sellers like criminals. There is just homes sitting on the market that have no chance of selling. If you dont have the ability to handle the short sales then start the forclosure process and move on.

This is a real live situation I dealt with the.We had an offer of $375,000 and this was pretty much the buyers top number.The short sale negotiator told me the buyers need to be around $400,000 and their bottom line the bank needed to net…
