Do you really need to "list to last"?
Posted Jun 26, 2008 @ 4:37 pm, Viewed by 332 Visitors, Read 346 Times.The saying you need to "list to last" is something I have always been told in real estate.Well if that saying still holds true then we are beating the odds. We have this year closed close to 90% buyers compared to listings and only carry a few listings at the moment and turn down listings that are not priced competative. We focus most of efforts into working with buyers and especially Tampa first time home buyers
Our office celebrates all the listings the agents have which is a great thing but in todays market unless you have a listing that is priced right it will not sell or if it is a short sale the odds of making it to close are against you. So I wonder if that catchy little phrase still holds water, do you really need to list to last in todays real estate market?

Yes I was trying to think of something like that but came up blank.
I like that though get buyers or go broke 
Buyers are much more plentiful right now than sellers who are with good cause cautious about listing their homes right now. It seems less frustrating to work with a motivated buyer than the typical seller.

I am like you, I represent almost exclusively buyers. Listings can end up being a time and money vacuum if you are not careful. In today's market, buyers are where it is at. Maybe we should come up with a new saying..."Get buyers or go broke".
