Wicked Witch, Wizard of Oz 1939 And last week, you couldn't watch the financial news for longer than a few minutes without hearing about the "subprime meltdown", talking about a certain type of home loan experiencing heavy rates of default and foreclosure, and what the potential consequences might be on the US economy. Although subprime lending only represents a very small portion of home loans overall, the doom-and-gloom-loving media was loving it, busy forecasting a financial disaster for the economy. Las Vegas, Nevada:  Coldwell Banker held their annual International Business Convention at Mandalay Bay in Las Vegas Nevada March 5th - 8th, 2006, with over 8000 agents attending from across the world.  Keynote speaker was Anthony Robbins and special entertainment was provided by Wynonna Judd.

The Top Coldwell Banker Agents from around the World received awards.  In the Southeast Region, out of over 22,000 real estate agents/teams Buddy Blake and team of WIlmington, NC placed 6th in Gross Sales Volume and 6th in total homes sold.  Buddy Blake and team also was the number 2 agent in his state of N.C. and number 1 agent for the Wilmington area.

Another beautiful weekend in Wilmington, temps near 70 and sunny skies.  Since the beginning of the year our real estate market is continuing to gain momentum. 

In February there were 404 properities that went under contract with an average price of $251,362 and the homes were on the market for an average of 82 days.  As of today there are 2,304 homes on the market in Wilmington (in various prices ranges) so that means we have "around" 5.7 months of supply.  When you look closely at the data the bulk of the action was under $300,000 (316 contracts, an average of 75 days on market and as of today we have 3.75 months of supply in this price range).

Existing-home sales rise 3% in January   Sales of existing homes rose in January by the largest amount in two years, raising hopes that the worst of the severe slump in housing may be coming to an end. Median home prices, however, fell for a sixth straight month.
The National Association of Realtors reported this week that sales of previously owned homes rose by three percent last month, the biggest one-month increase since a 3.3 percent increase in January 2005. Sales of existing U.S. homes rose three percent to a seasonally adjusted annual rate of 6.46 million in January, the highest in seven months.

Good Monday Morning!

It was a very nice weekend here in Wilmington.  Felt a little like Spring with temps near 70 and some afternoon showers on Sunday afternoon.  It's hard to believe February is almost over, this year is flying by. 

While I was on vacation last week our team put over 20 homes under contract.  WOW!  that's our single biggest contract week ever...  As the market improves inventory levels are starting to be slim in some price ranges (ie $100k - $200k). 

We've been listing 6-8 homes per week, many of them called because of our Guaranteed Sell Program.   Our new listings are getting a strong number of showings and some have already had offers.
