North Carolina, Austin Texas and Nashville housing market are very strong.

It's the pricing, the taxes and insurance.

The reason homes are selling in the North Carolina, Nashville, and Austin Texas is because they are still affordable and people are able to buy them.  Homes are selling in Orlando also, but only if they are priced correctly.  This is the secret of selling a home; price it so buyers can afford to buy them. Gone are the days of buyers outbidding themselves, and what the sellers did not do in terms of increasing prices, the tax assessors and the insurance companies did to put the icing on the housing market cake.

It was great meeting so many nice folks from New Jersey.  We were swamped all weekend with thousands of families that are planning to move to the Carolinas in the next couple of years.  It was great meeting people who have been getting my Monday Morning Coffee for years and all the folks who said they saw me on my HGTV's HouseHunter episode.

What a great opportunity it was for people to get a good look at  various offerings that are available in our coastal areas.  No doubt, our neighborhood (Willow Glen) was a hit since we were the ONLY community at the show (out of nearly 100) that is actually located IN Wilmington.  I never knew so many people were aware or had visited our little town of Wilmington.

Our team is up here in NJ as part of the LiveSouth.com real estate show featuring the new Willow Glen neighborhood.  There are dozens of new home neighborhoods from the NC and SC areas represented.  Today, we had an incredible turnout.  Many folks are planning on visiting the NC area in the next few months and are excited about buying in a coastal area before prices go up again.

I just rolled back in from doing the Washington DC Livesouth Real Estate Show over the weekend.  WOW!  Thousands of people from the D.C. area are itching to move down.  I understand the weather in Wilmington was incredible again (nearly 80 and clear skies).

What a lovely Spring weekend we had here in Wilmington (not too bad for early January) with temps in the mid 70's.  Can you believe we're still cutting grass and its January? 

Our real estate market has been very strong for the last 2 months, our team put several homes under contract in the last seven days.  If you're considering buying and/or selling make SURE you are with an agent that is heavy on the internet.  We've found that 97% of our buyers start their search on the internet.  Also, if you're selling your home make sure you're using some type of virtual tour and multiple pictures.  According to Realtor.com (worlds most viewed real estate website) 50% OF THEIR VISITORS SKIP HOMES WITHOUT VIRTUAL TOURS & EXTRA PICTURES.
