When I decided to open up an Independent Real Estate Firm my goal was to get away from the concept of working within a level playing feild. I did not like how Realogy owned Century 21, Coldwell Banker, ERA and a few other Large Real Estate companies. To me it seemed like there was a cooperate structure that required agents to list homes for sale with the standard 3%/3% split with a 6% contract. I wanted to be able to walk away from the split idea go for volume.
The first idea that I want to promote is listing homes for Free! When I worked for large Real Estate firm as an agent I would always go to my Broker with a new idea and it would always be turned down becuase it was against the office rules. One time I asked her if it would be ok if I took a lising and did not charge anything as long as the client bought their next home with me as their buyers agent. She laughed and thought I was crazy if I was going to run up the office overhead on taking listings that needed adds placed without making any money! In this scenario I was still going to offer a 2.5% or 3% commision to the buyers agent that could bring us an offer.
The next idea that I wanted to start working with was helping people who are trying to sell their home for sale by owner so that they can sell their own home For Sale By Owner. I wanted to have a site built that offer free For Sale By Owner tools and allowed clients to log in and upload photos and create htmls tools for Craiglist. Then if clients wanted to increase their adds I wanted to offer Flat Fee MLS to help them get more exposure when they sell their home. For this to work I still had to offer a commision to the agent that could bring them an offer but they were not obligated to buy their next home from me to recieve this discount. This was another idea that was ignored because it was against office policy. I looked into this and their was not one other agent in my area offering Flat Fee service. It seems like the Flat Fee Real Estate service is not to popular but why not offer for people who are interested? You never know what a refferal will turn into!
When I opened Real Esate Market Leaders I had the freedom to tell my clients I can create any deal structure that they want if they can think it I can put it in writing!
