Calgary Residential Housing Stats - December 2006

Figures released yesterday by the Calgary Real Estate Board (CREB) show the year closing with record breaking figures. Year-end combined residential sales for 2006 totaled 32,912, the highest ever recorded in Calgary MLS® history, and an increase of 4.53% over 2005's year-end combined residential figure of 31,485. Total listings for the year, while slow at times, finished at 44,712, surpassing 2005's year end combined listing number of 39,698, an increase of 12.63%.

• December combined residential sales totalled 2,015 (an increase of 7.52% over Dec 2005 and a decrease of 12.88% from Nov 2006)
• Average combined residential sale price* was $361,640 (an increase of 32.35% over Dec 2005 and an increase of about 1/4% from last month) *Combined Residential includes SF homes, condos, and Mobile Homes
• The Average SF Calgary home sold for $396,870  (an increase of 29.83% over Dec 2005)
• The Average Calgary condo sold for $281,459  (an increase of 46.28% over Dec 2005)
• New residential listings totalled 1,670 in Dec 2006 (an increase of 6.98% over Dec 2005 and a decrease of 41.40% from last month)

• 583 active listings for SW Calgary Houses for Sale (482 SW Calgary Condos for sale)
• 358 active listings for SE Calgary Houses for Sale (78 SE Calgary Condos for sale)
• 726 active listings for NW Calgary Houses for Sale (239 NW Calgary Condos for sale)
• 359 active listings for NE Calgary Houses for Sale (58 NE Calgary Condos for sale)
