Wesley Chapel Real Estate Statistics for November 2006

If you look strictly at the numbers below it would appear that Wesley Chapel seems to be fairing a little better than the overall Tampa real estate market, See Tampa Real Estate November 2006. Although overall homes sales are down 15.9%, prices are actually up almost 4% when compared to the same period last year. 
 
Unfortunately, here’s what the numbers don’t tell you, prices in Wesley Chapel are being buoyed by newer communities like Seven Oaks. As you can see from the numbers below, Seven Oaks is showing significant gains over last year, but Seven Oaks is primarily a new construction community, so many of the homes that actually closed in November 2005, were actually contracted in 2004, at 2004 prices. 
 
Meadow Pointe, which is an older community, but still has new construction homes, is probably better representation of what is happening in the Wesley Chapel Real Estate Market, as well as the overall Tampa Bay real estate market. Homes sales are down, prices are down, but only slightly, and days on market are up.
 

Inventories remain high in Wesley Chapel and because Wesley Chapel has a lot of new construction, there are a lot of investor owned vacant listings, as wells builder inventory. There are currently 1,021 active listings in Wesley Chapel, see Wesley Chapel Homes, which means Wesley Chapel currently has 16 month supply of homes.
