Phase one of the Pasco County’s Wesley Chapel District Park is now open. I took a ride up there yesterday and the place is huge. There are baseball fields, football fields, soccer fields, tennis courts, basketball courts, a playground, and picnic area. The $20 million park is spread out over 143 acres and is located at the corner of Overpass and Boyette Road.   Phase two is supposed to include a center with a gymnasium, swimming pool, and meeting rooms. ...

The Wesley Chapel real estate market was probably the last area to start seeing declines. ack in November 2006 when other Tampa markets were truly down, Wesley Chapel seemed to holding its own. Now, while other areas are showing some minor improvements, Wesley Chapel continues to decline. The one positive sign is that inventory is not increasing; there are currently 1,071 homes for sale in Wesley Chapel, compared to 1,075 back in June.   The highest priced Wesley Chapel ...

Toll Booth Coming to Bruce B. Downs Blvd.

Calum posted this 1 1,911 Views

If it’s up to Ken Hagan, Hillsborough County commissioner, we’ll all be keeping the change handy for trips up the street to the mall. Frustrated by Pasco County’s refusal to help out with the $28 million tab to improve Bruce B. Downs Boulevard, Hagan proposed that Hillsborough put up a tollbooth at the county line on the BBD. I’ll wait for you to wipe the coffee off your monitor…   One of the problems with Hagan’s proposal is that no one is sur...

There continue to be some positive signs in the New Tampa real estate market. A recent article in the Wall Street Journal showed Tampa, Florida as one of only four metro areas with declining home inventory.   In New Tampa, despite a close to 12% drop in sales from July 2007, compared to July 2006, home inventory is down from 943 homes in June to 913 homes in July. There was a 6 % drop in the average home price, compared to 3% gain in July. Although I have to admit, I was ...

Should You Take the Super Exemption?

Calum posted this 1,122 Views

In January, Florida voters will decide whether or not to approve the new amendment to the constitution proposed by the Senate. Under the amendment, Florida’s Amendment 10 – the Save Our Homes amendment – will be phased out and its place taken by a “super-exemption” which will also replace Florida’s $25,000 homestead exemption. Before you decide how to vote, it may be useful to figure out how you’d benefit under the new super-exemption.   ...

Tampa Ranked #1 Home Buyers' Market.

Calum posted this 1,340 Views

According to Forbes Magazine, Tampa is the number one market for home buyers.  Although there is an excess supply of home inventory, primarily due to investors, Tampa's strong economy and future job growth make it a great candidate for a healthy recovery.  Other Florida cities in the article included Sarasota, Palm Bay, Tallahassee, Pensacola, and Miami.  You can read the full article here. This backs up what I mentioned in my recent post, The Doom ...
