                        <title>Bobcat in Arbor Greene, New Tampa</title>
            <description> <![CDATA[ <p><img hspace="5" align="right" vspace="5" alt="" src=

<p>We were coming home from my Son's soccer game yesterday and as
we were driving through the community I happened to see this
Florida Bobcat out of the corner of my eye. At first I thought it
was a Florida Panther, which would have been a very rare citing,
but after a little internet research, I think its tail is too short
for a Florida Panther.</p>
<p>Luckily I had my camera with me, I only wish I had a little
better zoom lens. This shot is a little grainy because I had to
enlarge it a bit.</p>
<p>This was only about 100 yards from the <a href=
"http://www.tampahomes24-7.com/arbor-greene-real-estate.php">Arbor
Greene</a> Clubhouse and after I took the picture the cat just sat
under the bushes, totally ignoring the five or six cars that had
now stopped in the street to check him out. I actually drove off
before he decided to move on.</p>

                        <title>2007 New Tampa Real Estate Report</title>
            <description> <![CDATA[ <p>Im a little late with my 2007 real estate reports, but its
been busy start to 2008. So although the 2007 report doesn't look
good, lets hope this recent activity bodes well for 2008. Below
are the statistics for the 2007 New Tampa real estate market, which
covers all single-family home, tonwhomes, villas, and condo sales
in the 33647 zip code.</p>
<p>The big news in New Tampa in 2007, was construction began on the
Bruce B. Downs fly-over to I-75 South. The newly constructed
fly-over when complete, will allow New Tampa residents to more
safely and efficiently merge onto I-75 South, so those morning rush
hour traffic jams will soon be a distant memory. Okay, maybe thats
wishful thinking, but it should be a little better and a lot
safer.</p>
<p>Onto the 2007 stats, there are no real surprises here; we all
know 2007 was a down year. There was a 34.7% decline in the number
of properties sold from 2006 to 2007; 866 homes were sold in New
Tampa during 2007. The individual sales price per home declined as
well: in 2006, the average sales price was $340,908 for a home in
New Tampa, and in 2007, it was a bit lower at $332,920.</p>
<p>The lowest sales price in 2007 was a one bedroom/one bath
<a href=
"http://www.tampahomes24-7.com/hunters-green-real-estate.php">Hunters
Green</a> condo for $95,000 (compared to the lowest sale in 2006 at
$106, 490) which shows a 10.8% decrease. The highest sale in New
Tampa for 2007 was also in Hunters Green, an almost 8,000 sq. ft.
estate on Longwater Run Drive, sold for $1.625 million, which is a
29.3% drop from 2006. There are currently 963 active listings in

                        <title>Tampa Channelside Condos File Chapter 11</title>
            <description> <![CDATA[ <p>As you may have noticed, over the past few years there have been
massive high-rise condo developments underway in the Channelside
District of downtown Tampa Bay. Unfortunately for many of the
investors, the sales of the multiple units have not exceeded
expectations- by a long shot.</p>
<div>Even more regrettable is Towers of Channelside LLC, a
developer who built a pair of 29-story luxury condos, has recently
filed for Chapter 11 bankruptcy due to slow sales, only 89 of the
257 available units have been sold, combined with the fact their
lender, Wachovia, won't release anymore money.</div>
<div>According to U.S. Bankruptcy Court documents, the companys
debt is between $50 million and $100 million, with assets between
$100 million and $500 million; they currently owe Wachovia about
$58 million. Towers of Channelside LLC also owes over $11 million
to other unsecured creditors such as CT Towers LLC, Batson-Cook
Co., and Kevin Brodsky.</div>
<div>The developer claimed that if all contracts had closed with
potential buyers, the debt would have been paid. Fact is, many of
the contracts fell through as buyers backed out, leaving the Towers
of Channelside in quite a predicament.</div>
<div>While the development partners are remaining silent about the
current status of their project, The Towers of Channelside will
remain on hold until the bankruptcy case is settled.</div>

                        <title>The Truth about Florida's &quot;Declining&quot; Population</title>
            <description> <![CDATA[ <div>The University of Florida regularly conducts studies regarding
the population statistics and patterns in Florida. Through the
Bureau of Economic and Business Research (BEBR), UF researchers
have come to an important conclusion- that the so called
&ldquo;declining&rdquo; population of our state has been intensely embellished.
According to Stan Smith, director of the BEBR, recent news and
media representation of the falling population numbers in Florida
simply arent true.</div>
<div>In fact, the counties of Orange, Miami-Dade, and our own
Hillsborough, are still flourishing with new residents regularly.
Leading the state in terms of growth rates are Flagler, Sumter, and
Osceola counties. Because of the states strong economy (compared
to many other states in our region), much of which we can thank our
thriving tourism for, Florida still maintains a healthy job market
and brings in retirees and relocators daily.</div>
<div>Reports that our population growth has come to a solid
standstill are untrue according to UF research. The truth is that
our population continues to grow at a quite substantial rate, about
900 people per day. The total state population as of April of 07
was 18,680,367- which we can confidently say has since grown
without a doubt.</div>

                        <title>Working with the Turkeys</title>
            <description> <![CDATA[ <p>I'm trying to do a better job of keep my digital camera with me
this year so I can add more pictures to my blogs. Our office
borders a large conservation area, so we get a lot of wildelife,
deer, boar, and this morning we had about ten turkeys in the
backyard. A little different twist to working with the turkeys.
