The 2007 Wesley Chapel real estate sales mirror the overall Florida market with overall sales down 21.4% and the median home price down 11.6% . The lowest price home sold in 2007 was a 2 bedroom, 1 bath home in Timber Lake Estates. The highest priced home sold was a 5,500 square foot home located in Saddlebrook.

The buzz between the residents of Wesley Chapel is all about the up and coming retail scene that will soon be in full swing. Three major developments for mixed use retail space are well underway. The existing JCPenny on Bruce B. Downs Blvd. anchors the start of the 800,000 sq ft Shops at Wiregrass, which will soon include Dillard's and Macy's as the other main tenants. Many upscale stores like Pottery Barn, Crabtree & Evelyn, Williams-Sonoma, and Aveda are scheduled as well. Wesley Chapel District Park Now Open
Phase one of the Pasco County’s Wesley Chapel District Park is now open. I took a ride up there yesterday and the place is huge. There are baseball fields, football fields, soccer fields, tennis courts, basketball courts, a playground, and picnic area. The $20 million park is spread out over 143 acres and is located at the corner of Overpass and Boyette Road.
Phase two is supposed to include a center with a gymnasium, swimming pool, and meeting rooms.

Wesley Chapel Real Estate Stats For July 2007
The Wesley Chapel real estate market was probably the last area to start seeing declines. ack in November 2006 when other Tampa markets were truly down, Wesley Chapel seemed to holding its own. Now, while other areas are showing some minor improvements, Wesley Chapel continues to decline. The one positive sign is that inventory is not increasing; there are currently 1,071 homes for sale in Wesley Chapel, compared to 1,075 back in June. The highest priced Wesley Chapel home sold in July was a 4 bedroom, 3 bath single family home with 3,344 sq.ft. in Seven Oaks. The lowest priced home was a manufactured home in Timber Lake Estates.

If it’s up to Ken Hagan, Hillsborough County commissioner, we’ll all be keeping the change handy for trips up the street to the mall. Frustrated by Pasco County’s refusal to help out with the $28 million tab to improve Bruce B. Downs Boulevard, Hagan proposed that Hillsborough put up a tollbooth at the county line on the BBD. I’ll wait for you to wipe the coffee off your monitor…
One of the problems with Hagan’s proposal is that no one is sure if the county legally can collect tolls for use of the road. Typically, toll booths are used for limited access roads – highways, bridges, expressways and the like. Bruce B. Downs is none of the above. Wesley Chapel Home Sales For June 2007
For the most part the Wesley Chapel real estate market is tracking similar to other Tampa Bay markets. There continue to be declines in year-to-year comparison, sales for June 2007 are down 31% compared to June 2006 and the average price of a home has declined 7% for the same period. The good news is inventory is down slightly, in March there were 1,120 active listings in Wesley Chapel, compared to the 1,075 active Wesley Chapel listings today. Although not a drastic difference, it’s going in the right direction, if you remember at the beginning of the year inventory was actually increasing.

Wesley Chapel real estate seems to be holding its ground relative to the rest of the Tampa Bay market. While February sales were off in other Tampa markets, Wesley Chapel stayed even in February 2007, compared to February 2006. There was a slight 4.4% decrease in the average home price.
Inventory remains high with 1,100 Wesley Chapel listings, although this is only slightly ahead of my last post on February 22nd when there were 1,089 active listings.
