Current Yolo County Real Estate Statistics

Below are some current statistics which reflect the health of the housing market in Davis, Yolo County, and Sacramento County. Information includes the number of homes sold year-over-year and the median price of homes sold year-over-year. As you can see, real estate market activity in Yolo County has slowed in the last 12 months, and the glut of homes on the market in 2006 caused prices to slip.

The good news is that we seem to have hit bottom in December and January. February activity was slow year-over-year, but was sightly improved over the December and January months.

My own experience is that buyers have come out again and activity is brisk. The glut of homes for sale has dried up, either by sellers taking homes off the market, or by homes being sold.  What we have now in March 2007 is an increase in buyer activity and relatively few (less than 100) homes on the market. During the bad months of mid-2006 there were up to 289 homes on the market at the same time, and less buyers than in previous years.

The statisitcs below tell you how prices have come down, but the sping of 2007 looks like things are picking back up in Davis and Yolo county.

Existing Detached Homes

Yolo County

Feb. 2006 - 113 Homes Sold,  Median Price = $435,000

Feb. 2007 - 87   Homes Sold, Median Price = $400,500

Number of Homes Sold is down 23.0%

Median Price of Homes Sold is down 7.9%

Sacramento County

Feb. 2006 - 1,341 Homes Sold, Median Price = $355,000

Feb. 2007 - 1,021 Homes Sold, Median Price = $350,000

Number of Homes Sold is down 23.9%

Median Price of Homes Sold is down 1.4%

New Homes

Yolo County

Feb. 2006 - 67 Homes Sold, Median Price = $530,000

Feb. 2007 - 48 Homes Sold, Median Price = $392,250

Number of Homes Sold is down 28.4%

Median Price of Homes Sold is down 26.0%

Sacramento County

Feb. 2006 - 440 Homes Sold, Median Price = $470,750

Feb. 2007 - 301 Homes Sold, Median Price = $400,000

Number od Homes Sold is down 31.6%

Median Price of Homes Sold is down 15.0%
