Spring Weather has Brought out the Buyers!

Below are some current statistics which reflect the health of the housing market in Yolo County and Sacramento County. Information includes the number of homes sold year-over-year and the median price of homes sold year-over-year.

The good news is that we seem to have hit  a price bottom in January, February  and March 2007, as the median price in Yolo County has remained almost flat for those three months.

The number of homes sold is down year-over-year, but was up nicely in March, almost doubling the total from February.

My personal eperience is that the number of buyers in the Davis market has again increased, as the first two weeks of April have been my busiest of the year in regards to the number of buyers contacting me to look at homes for sale.

What we have now in April 2007 is an increase in buyer activity and relatively few (about 100) homes on the market. During the bad months of mid-2006 there were up to 289 homes on the market at the same time, and less buyers than in previous years.

The statisitcs below tell you how prices have come down, but the sping of 2007 looks like things are picking back up in Davis and Yolo county.

All Homes

Yolo County

March 2006 - 270  Homes Sold,  Median Price =  $426,000

March 2007 - 223  Homes Sold, Median Price =  $390,000

Number of Homes Sold is down 14.2%

Median Price of Homes Sold is down 8.5%

Sacramento County

March 2006 - 2,587 Homes Sold, Median Price = $375,000

March 2007 - 1,749 Homes Sold, Median Price = $340,000

Number of Homes Sold is down 32.4%

Median Price of Homes Sold is down 9.3%
