December Results & Current Market Status - Davis & Woodland

Armed with the knowledge of recent results and current market conditions can make you a better buyer and a more savvy seller of real estate in the Davis  and Woodland California markets. By studying the market, a buyer will be able to "buy right" and a seller will have a more realistic expectation of how long it may take to sell their home in todays real estate market. Toward that end, I supply my readers with recent market results and current conditions on a regular basis. Here is the January 2008 update:
 
 

December 2007 Results

 

DAVIS (Single Family Homes)

  • 18 Homes Sold
  • Median Price =  $547,500
  • Average Days on Market = 69
  • Percent of Asking Price Received  = 95%
  • Lowest Priced Home = $290,000
  • Highest Priced Home = $875,000

 

WOODLAND (inc. WildWings)

  • 19 Homes Sold
  • Median Price = $300,000
  • Average Days on Market = 66
  • Percent of Asking Price Received = 94%
  • Lowest Priced Home = $179,900
  • Highest Priced Homes = $562,500

 

Area Real Estate Markets as of January 14, 2008

DAVIS

Davis currently has 79 single family homes listed for sale. The median price of these homes is $574,900. The average length of time on the market is 90 days.

Davis has 10 Condomimiums on the market with a median price of $329,450. The average length of time on market is 62 days.

There are 6 half-plex homes on the market with an median price of $395,000. The average length of time on market is 130 days.

 

WOODLAND (inc. WildWings)

Woodland currently has 304 single family homes listed for sale with a median list price of $339,900. The average listing has been on the market for 104 days.

In Woodland there are currently 12 Condominiums listed for sale with a median price of $234,450. The average Condo has been on the market for 106 days.

Woodland has 16 half-plex homes listed for sale with a median price of $272,000. The average half-plex has been on the market for 114 days.
