Santa Cruz Real Estate prices show market trend change in June 2009

The Santa Cruz real estate market has been getting healthier with the trend being towards more sales in the Santa Cruz real estate market.While Ca.Coastal homes have been lagging, with the summer and low prices, many who have been locked out in the past are planning for the future with purchases now. Santa Cruz ocean view buyers have been scarce in the higher ends, but I think they will come back with competitive prices and great selection.We have been seeing alot of health in the Santa Cruz home market, which has supplanted the activity level in the Watsonville real estate market. That is a good sign, though may be due to a lack of inventory to purchase in the Watsonville area. That area has been red hot for Santa Cruz county home buyers and investors.Currently the inventory is scarce for buyers under $600,000 with a large part of the inventory under contract.

While the year to year prices have come down,the buyers that had been sitting on the side lines are active and the inventory level has been going down. We are finding it common to see multiple offers now, and a number of cash buyers are entering the market. There are still good values, but many things are under contract now. Don't wait, as interest rates are sure to rise.Many who have been fearful in the housing and real estate market have missed the boat, particularly the stock market which has risen 30+% since the year lows in March.I believe the Santa Cruz real estate market bottomed in December for most of the market, except the high end. Market now is quite eratic. Good thing for Santa Cruz Real Estate that their market trend is now healthier than before.
