Tips on Finding the Perfect Lot

Finding a lot on which to build your St. Augustine dream home can be tricky if you don’t do your homework ahead of time. The same time and care should be given when choosing a lot as is given when building your home. Research St. Augustine real estate before diving into a lot purchase.

Ask yourself the following questions when looking at lots:

1. What is the proximity to locations that are important to me? Do you want to be close to your children’s school, the local hospital, your place of employment, or shops and entertainment?
    
2. Where is the lot’s location? Is it situated on a busy street? Pay attention to traffic patterns at different times of the day if you have concerns about traffic.
    
3. Is the lot located in a deed restricted community? Deed restricted communities can certainly have their benefits, but some of the restrictions may not be suitable to your lifestyle. Research the community’s restrictions before making a decision.
    
4. If the lot is not located in a deed restricted community, what do the surrounding homes look like? Are they neat and tidy or unkempt? Neglected homes in the area may not only be an eyesore, but may also lower the value of your St. Augustine home.
    
5. Does the lot have utilities? Keep in mind that hooking up utilities, in particular running electricity lines, can be very expensive.
    
6. Is the lot located in a flood zone? Don’t assume – check this out ahead of time!
    
7. How big is the lot? Remember that most communities impose limits on the size of the home in relation to the lot size. Research this ahead of time so you don’t waste your time looking at lots which do not meet your needs.
