Seller Tips: Easy and Inexpensive Tips for Adding Warmth and Personality to your Home

You’ve cleared out, cleaned up and spruced up. The sale sign is in the front yard of your Jacksonville property and you are ready to go.

But are you?

You’ve heard it all before. The key to a quick sale is depersonalizing your Jacksonville real estate. That means removing photographs, memorabilia and knick knacks. And, like a good seller, you’ve followed these rules. But now, as you look around, your home begins to look – well, boring. Stale. Bland.

Now what?

You can – and you should – take steps to add warmth and personality to your home. The bottom line is that home buying is partially based in emotion and feeling. And if your home doesn’t evoke emotion, then you don’t stand a chance at selling a homebuyer on that “warm and cozy” feeling often felt when finding that perfect home.

What should I do?

Luckily, there are a few things that you can do, both easily and inexpensively, to instantly take that warmth factor up a notch.

  •  Candles provide the perfect ambience in almost any room of the home, and may even deliver a hint of aroma for added measure. Try grouping candles on the living room coffee table, atop the fireplace mantel or even on the kitchen counter, for an instant focal point. Make sure, however, to never leave candles unattended at any time.
  •  A large vase of fresh flowers add instant color, aroma and beauty to any part of the home. Try arranging a large vase for the entry, the dining room table or the bedside table. Keep in mind that you need not spend a fortune on flowers, either. Try arranging a bunch of wildflowers, palm branches or pussy willows for a fresh, inviting feel.
  •  Nothing says “home” more than freshly baked cookies. Whip up a batch before an open house to fill the home with the cookie aroma. Or, if baking’s not your thing, light a cookie-scented candle.

Another tip I tell my clients is to toss a bag of popcorn in the microwave right before they leave the house before the showing. If they're staging the family room with snacks, they can put the bowl of popcorn right there on the coffee table. Otherwise, the popcorn aroma appeals to people but doesn't come across as a "cover-up" scent, even though it definitely helps with stale or pet odors.

I like the popcorn idea.  No worrying about "Did I turn off the oven?" after you rush out the door.
