Seller Strategies: Inspecting your Home Before you Sell

There is a lot to be said for inspecting your home before you sell.

Today’s homeowners recognize that selling in today’s market may be difficult; therefore, they also recognize that discovering and addressing problems with the home before they list it on the market will save them a considerable amount of hassle when it comes time for negotiations.

With that said, there are several things you can do as the home seller, and several things which should be left to the professionals.

Begin by walking through your Jacksonville home and taking note of all obvious areas and items that need repaired or replaced. Remember both safety and aesthetics when making your list.

Some of the things you may be looking for include:

  • Lighting fixtures and electrical outlets (are they in working order and up to code?)
  • Appliances (do they function properly and are they outdated?)
  • Flooring (is it in good condition, are floorboards secure?)
  • Water damage (is there any sign of water damage throughout the home?)
  • Heating/cooling system (is it in good working condition and has it been maintained and inspected?)
  • Roof/gutters/downspout (are there any shingles missing? Are the downspouts and gutters in good working order?)
  • Windows (are they caulked and sealed properly? Do they leak or show signs of moisture?)
  • Faucets (are they in good working order? Do they drip or leak?)
  • Toilet (is it in good working order? Does it flush and operate properly?)
  • Mold (are there signs of mold anywhere throughout the home?)

Once you have made your list of home improvements, you may choose to tackle some of the smaller ones yourself and call in qualified contractors for the bigger jobs. Most importantly, keep all of your manuals, repair records and warranties to show to potential buyers.

Once you have inspected your Jacksonville property yourself, it is time to call in the services of a qualified home inspector, who can uncover any problems with the home you may have missed, particularly structural problems.

A home inspector typically costs between $250 and $500, but the cost is most always worth it because of the hassle you will avoid later on.
