These uneasy times have left many of us wondering: where do we go from here? Should we stay put or sell our home? Should we sell FSBO or use a listing agent?

I'm a real estate agent, so I just wanted to get a take on this from a different agent in a different location.  Have you consider a scaled approach to listing homes?  For example, if the home sells in 2 days, it's hard to make a case that your work is worth 6% commission (3% buyer's side, 3% seller's side).  But let's say the listing took 6 months to sell, I think it's very easy for you to make the 6% case.  

So what if you did something along the lines of 1% to the listing agent (it's in your seller's best interest to not tamper with the buyer's agent comissions of 3%) if the home sells in the first week?  And then as the listing goes on, and presumably requires more work then you keep more of the 3%. 

Can I get your thoughts on that?

I wouldn't lessen my commission just because it is a quick sale.  There has been significant work that has already been done.

But the great thing about this business is you can create different levels of service and charge whatever you want.  There is nothing wrong with your idea but I don't believe it is fair compensation for the work that has gone into the listing.
