First Time Buyer Tax Credit Expiration Soon

Today as I sat in my office I listened to a co-worker constantly call his database of first time buyers, to make sure they were aware that the $8,000 federal tax credit ends at the end of November. He was very persistant in itterating that if they are planning on buying any time in the next six months, they are going to want to to it now.

For buyers, this means that if you want to take advantage of this program you really want to have your new home under contract by the middle of October. This gives you one month of house hunting and negotiating if you want to make sure you won't miss it.

Optimistic Future For Utah Real Estate

Most Realtors I talk to are pretty optimistic about the housing market in Utah. They say that activity is increasing and more homes are being shown. Buyers are becoming more optimistic, and believe that the low interest rates and lower home prices make this a good time to buy. This should spread to an overall increase in the health of the Utah Housing Market, and the states economy.

The fact is, it can't get much worse. Last Month was one of the slowest months real estate sales in Utah have ever experienced. In Salt Lake, it was the slowest month for Salt Lake Real Estate sales since MLS records started 14 years ago. Are Home Prices Actually Going Up Anywhere In The Country?

 I am a real estate agent in Utah where the real estate market isn't exactly hot. I'm not complaining, It really isn't bad here at all,and we are in much better shape than most other areas. According to statistical price appreciation information home prices are up in most parts of Utah. 

While its true that average sold price is up in Salt Lake, Provo-Orem, Ogden, Davis County, and Cache Valley, the fact is that a house purchased for $200,000 last year, won't be able to sell for $200,000 this year. Real Estate Values are actually down. There is a huge surplus of high end homes on the market, and the high end homes that are actually selling are going for huge losses to many of the builders.
