Affordable Housing In Bend Oregon?

Bend Real Estate Market Report-  Affordable Housing is Back!

I remember a time about 1 1/2 years ago when there were only about 5 homes on the market in Bend for less than $300,000.  Today there are currently 416  stick built homes on the market in Bend for less than $300,00019 of these homes are priced less than $200,000.  WOW! 

Affordable Housing Statistics

  • The average price of these 416 homes is $262,904. 
  • The average Square Feet of the homes is 1550 sq ft.
  • These affordable homes have been on the market for an average of 147 days.

Buy now or wait?

Hmmm... Interest rates are hovering around 5.5% and there is a supply of affordable homes in Bend.  The inventory of homes has been declining, and interest rates won't get much lower if at all.  Why wait?  I remember when buyers had no options, and homes sold quick.  It was hard to buy an affordable home in Bend because there wasn't much inventory.  Any decent deal had mulitiple offers on it, and usually got swallowed up by investors.  

Now is a great time to buy.  Most buyers who wait for the bottom will miss it.

I dont think inventory is shrinking at all, as a matter of fact it is growing the interest rates don't effect prices of the inventory. It all comes down to supply and demand. The simple facts is we are oversupplied and overpriced for the current market. If you buy make sure you come in about 25% asking prices because that is how much Bend is over priced, Buy if you can get your price, otherwise wait as it will be years before  a bottom is reached.

$300K is affordable for whom? Californians (god bless their tiny souls) who want to move here and are waiting to sell in anyplace (other than Cupertino), will not be arriving here very soon because their homes have lost too much equity and they have to compete with thousands of bank owned foreclosures... the locals who depend on a local wage still cannot afford to buy. I think the median price needs to get below the $200k range before you will see any kind of ability in buying from the locals and the investors and flippers won't even "pencil" for another ten years and will spend their wad on short sales and repos in CA... if they can qualify. I hope I'm wrong.   tj

Bend is like any other city that is researched to have an ideal geological location.  Then here comes the world with no concern for the locals....only what they have for a vision of their new found land.  At first it seems good because so many things are being dazzled up and nobody local seems to be effected.  THEN reality sets in a few years down the road when you realize you have no say in your own community "at all".  The city is now becoming something you do not recognize....wow....now you are the outsider in your own town.  Wait a minute you better shut your mouth because we are trippling the Police force and have a NO tolerence attitude.  You could be SHOT for not raising your hands quick enough or even DROWN under a bridge that should be dug-out underneath to allow people who want to float the river to pass safely.......ooops I forgot the people sitting in the fancy restaurants or shopping in the new outdoor mall do not want to see people laughing and having fun.....it interrupts their ART gazing venture.  Wait a minute there is a major road called 3rd street / hwy 97 that happens to flood under a certain underpass every year numerous times....causing the locals much trouble......I got it.....if we could just put another round about under the bridge and have a statue of UNCLE SAM holding up the trainn tracks as they pass over......the problem would be solved.  Oh thats right I was talking about housing in Bend.  Humn someone took advantage of a city counsel that was so dumb founded about the monies pooring in.....they sold their city to the highest bidder.  This city doesn't even have any of their own land left to use for their own plans.  What's next.....oh yes that's right the city of Bend will spend the new comers money to plead with the US Government to purchase some BLM land to expand their visison....they should get a good deal on that.....lol.  The only thing I do not understand is can't we get a break on our water bills.....since approximately 20% of the consumption is being used to water the rediculous amount of play grounds called GOLF courses.  Bottom line is the new comers have this area right where they want it.  Ready to begg for money for the "FEAR BASED" tripled Police force we do not need......or government funding for vacant homes.......driving down the taxes for their massive homes in territories no local are even allowed enter.  Pray that God supresses VANITY.  Good day!
