- Not having home in tip-top mechanical shape. A professional inspector often finds something out of order and can make the buyer uneasy causing the deal to go sour.
- Too much landscaping to the point that it dwarfs the home. The first impression a buyer has is so important as they wait to enter the home.
- Too much clutter in the basement. Too much clutter keeps buyers from seeing storage space and living space in that area.
- Not changing carpet, flooring or removing wallpaper. It is much more beneficial to show the home as neutral as possible even if the buyer will change once moving in.
- Not investing in updating kitchen and baths. The Kitchen and Baths are the most important rooms of the home for resale value.
- Keeping too much out on kitchen and bathroom countertops. These areas should be as clear as possible so buyers see space potential.
- Overuse of window treatments can blocks natural light. Today's buyers are looking for light, bright houses.
- Listing with a friend or relative. Potential to ruin the relationship if home doesn't sell or there are troubling circumstances.
- Not reacting quick enough during negotiation. Buyer can turn to a competitive home that was just activated.
- And last and most important: pricing too high thinking you can always come down. The best advice is to price right as soon as it hits the market.
