Real Estate Webmasters Template Customizations

I've been asked by several people if my site, Discover Davis Homes is a custom Real Estate Webmasters site - it's not. I don't think it even looks close to a custom site but I have been asked by more than one person. It is a template site with quite a few modifications.
I am happy with this site - it is hyperlocal-meaning it is focused right now on basically one area, Davis, CA -although I'm trying to expand it out to include more of the Sacramento region.
In no particular order here is a list of most of the modifications - the majority done after the site went live in September 2007.
1. Custom snippets - foreclosures, shortsales, price range adjuster, keyword snippet.
2. Updated to a wide format
3. Upgraded to CMS2 and recently added the control panel (and control panel seach tools nagivation)
4. Updated the slide show to include more photos.
5. On-site blog (this was done when set up the site - so REW blog version 1 - there is a version 2 that I haven't done yet).
6. RSS reader - pulling recent blog posts to the home page
7. Quick search - added a snippet to control what cities/areas can be searched for.
8. Bookmark us now button
9. Custom IDX - multiple tweaks on this you can see a detailed listing page here.
10. Slightly customized print page (has my contact information on the printout).
11. 301 redirect tool
12. Advanced XML / Html listings sitemapping
13. Foreclosure contact form.
14. Registration - email only no separate password.
15. Registration - info required is name, email and phone number.
EDIT: 16. Forgot a cool snippet - open house. I only have this set up for Davis right now, but changed it so the address shows up on that page with the date and time of the open house, if they want more information or look at multiple photos then they have to register. So far getting some people registering when searching for open houses.
I'm sure there are quite a few small things that I have forgotten - there are a couple of things I still want to do - adding facebook and twitter buttons to the listings is next on my list - so that a user could send a message out on twitter or post a listing to their facebook page about something they were interested in. There will always be ways to modify these sites - that is what makes REW sites (even the templates) so dynamic - if you can dream it up, they can build it .
If you are reading this and are trying to decide between a REW template site and one of the newer Limited Edition Custom sites, I would encourage you to get an LEC. A lot of these extra features are built into either of the LEC's. The template sites are great and I really like some of the newer designs - if you are looking for a basic site that looks good but don't think you want a lot of extras, a template site might be right for you. If you think you are going to want a lot of extra features then take a look at the LEC's. If money is no object then maybe a custom site would be a good move but these LEC's have so many things built into them that for most people they seem like a better financial decision.
I have just about gotten through the projects I had for the Davis site so I may be able to start working in earnest on my LEC2 for Sacramento Real Estate.

1. Here is an example of a city page with the price range adjuster snippet: http://www.discoverdavishomes.com/granite_bay.php
You can see that the default price range starts at $400,000 - and the price ranges can be set to whatever makes sense for that area.
2. Keyword snippet - haven't used this one enough but here is a quick page: http://www.discoverdavishomes.com/streng.php
The keyword snippet could be used for golf courses, lake views whatever words can be found in the description of the listing - not completely accurate as in the above example there is only one home currently that is being found by the builder's name.
3. If you look at any page of the site the first navagation section in the site is now called Search Tools - I expect that your LEC already has something like this, I know the LEC2 does - it is just not included in the default control panel.

Nice info. As a thought, you may want to consider mentioning the Control Panel and features it offers on the registration form page.

Drew that is a great idea. If I did that I would definitely get the registration snippet(s) so I could modify the registration info on the fly.

Wait a minute, I'm still learning snippets, but can we create a kw snippet ourselves or does REW have to do it?
Hi Judy - Unless my memory fails (and it does!), you have to have to have REW create the keyword snippet for you. But as I remember it's a pretty quick job (I want to say an hour, maybe little less). And 'though I've only used it a couple times so far, it can be incredibly powerful long tail tool IMO. One example: in DC there are those who would want to search for a certain home by an architect's/builder's name (just a couple). So I want to create a page for each. There's no field for "architectural/builder style" but most agents will note it in the comments. Hope that helps..

Judy, Kevin is right - all of the extra snippets are ones I had REW create - I have not used the keyword one enough. From what I understand the snippets are all different based on what is in the IDX feed - so something that REW made for me will likely not work for you. Time for the snippets is not major - the open house was the longest - I think that was 2 hours and that changed what information was displayed on the page.

Great post! I was looking for ideas on how to take my new LEC2 to the next level. The stuff that really peaks my interest: foreclosures/shortsales snippets, price range adjuster (not sure how to tell if I really need it though), keyword snippet (fantastic idea), bookmark us now button, FaceBook/Twitter links, customized print page, and registration changes (email only no separate password and required registration info is name, email and phone number). Wow, those are some really excellent enhancements.
What is the 301 redirect tool for? Also, not sure why you needed a separate foreclosure contact form. Can you explain that?

P.S. Get working on that Sacramento site already! Have you seen what I did in six weeks? Over 100 snippets created on my own and almost 150 pages of new content. You can do it, woman!
Jolenta, you probably know this by now, but the 301 redirect tool lets you setup 301 redirects - to point the way for search engines or browsers who come looking for a page whose filename was changed (let's say your domain used to have a different site on it, with different file extensions, or you've deleted your "foreclosures.php" page in favour of "madison-foreclosures.php" and "nakoma-foreclosures.php" and want to redirect the "foreclosures.php" requests to "madison-foreclosures.php" ).

I have a few questions about mentioned features:
1) What are the price range adjuster snippet?
2) What are the keyword snippet?
3) What is the added control panel search tools navigation?
