Looking at the last year, inventory is down significantly with the number of homes sold and pending have increased slightly. In this same time period the average sold price has decreased from $326,000 in Nov 2007 to $201,000 in Jan 2009. Most of this decrease is due to strong downward pressure of banks looking to sell off foreclosures as quickly as possible.
It is possible to find a good deal on a foreclosed Woodland home, however there continues to be strong competition in the entry level as prices have decreased to levels that have created buying opportunities for many that did not exist a couple of years ago.
