Winters, CA Market Statistics March 2009

The average sales price for homes in Winters declined 33.9%  from $339,000 to $224,000 from March 2008 to March 2009.  Like so much of the greater Sacramento region, the majority of sales in Winters for March were REO’s/Foreclosures, only one out of the six sales were not bank owned homes.  March Trendgraphix information indicates that 11 out of the 33 homes listed for sale were foreclosed homes.  To get an idea of where the market is headed, the number of listed foreclosed properties is a good indicator to watch.

Winters, CA is a small town with a population of 6,990 (July 2007) so everything that happens is at a much smaller scale but the numbers do fit into trends seen in the greater Sacramento region.

There is a slight decrease in inventory for sale from last March to this year.  The number of homes sold doubled, but considering that this increased from a total of 3 sales to 6 homes is not really something to consider an amazing increase.  Pending sales also have remained fairly steady.  Some other areas of the Sacramento region have experienced a much larger decrease in inventory and a much more statisitically sound increase in closed and pending sales.  This is an interesting market especially for first time home buyers.
