February is almost over and we now have nearly two months of housing data to analyze for 2009. Woodland CA is like much
of the region in that the market is dominated by distressed properties, foreclosures and short sales. Currently there are 36 foreclosed homes for sale with an average list price of $212,971.
There were 32 foreclosed single family homes that sold in January 2009 and so far in February there has been 15 sales of banked owned houses with an average sales price of $235,177 sitting on the market for average of 94 days. There is always an upswing of closed sales at the end of the month and February because it is a shorter month often shows lower numbers.

Wild Wings is a development of newer homes most located on one of the two golf courses, Wildwings and Fliers Club. The Flier's Club also has a private airport that has been in operation since the 1920's.
Wild Wings is located about half way between Woodland and Esparto and about 30 miles from Sacramento. Most of the homes were built between 2003 and 2006 and they are large production built homes by both JTS and Morrison homes.

Trendgraphix information indicates the number of homes for sale in Woodland is similar to last year at the same time, however there were only 22 closed sales in July 2007 vs. 32 in July, 2006. The encouraging news is that there were 32 pending sales in July of this year vs. 31 in July, 2006. The information for August will be released shortly and it will be interesting to see if pending sales matched August, 2006 numbers or if the market was stronger or weaker than last year.
