New Homes Don’t Need Inspections? Think Again

This is a common misconception which merits discussion.  Relying on a home builders warranty is the most common reason why buyers of new homes don't have home inspections.  In many cases this has proved to be a big mistake.  Buyers assume that all significant defects will be noticed or found during the warranty period.  This is not always the case. 

All new homes have unapparent defects, regardless of the quality of construction or the integrity of the builder.  To put it simply,  No one can build something as large and complex as a house without making some type of mistake. To assume that any  errors will be noticed and corrected before your warranty is up is risky. 

Some problems may be in the attic, in the electric service panel, or up on the roof. They may involve safety violations of some type or grounding issues with electrical outlets. There might be a defect in the roof framing, a gas connection to the heater, or the site may have drainage issues. A home inspector who is able to discover such conditions will enable you to take full advantage of your builders' warranty.  The minor cost of a thorough home inspection far outweighs the potential expense of any major unforeseen repair after the warranty is up, and if nothing else, will give you peace of mind.
Having a professional inspection of a brand-new home is always beneficial, if performed by a qualified inspector.  Just be sure to find an inspector who has years of experience and a reputation for thoroughness.
