I am direct to 46 private hard money lenders who will do 50%-65% ltv of
the "as is" appraised value or assessed value.  Interest only.  Rates
are high but they money quickly. Minimum loan size 200,000.  SFR's
must be NOO. Prefers the West Coast, but will consider other
locations.
