Lake Highlands - Areas Of East Dallas Series

This begins my series on Areas of East Dallas. Over the next few weeks I plan on giving a brief description and discussion on each of the areas of East Dallas. My series begins with one of the largest areas in Dallas - Lake Highlands.

Lake Highlands is primarily located inside what we in Dallas call "the loop" LBJ Freeway (HWY 635). Nestled in North East Dallas just North of White Rock Lake, Lake Highlands enjoys not only City of Dallas Services but also the respected Richardson Independent School District.  Lake Highlands has beautiful rolling terrain with mature trees, White Rock Lake and the White Rock Creek Greenbelt.

Investors Have Questions I Have Answers

Some of my investors keep asking me... "Doug, whats the difference between ROI and CCR". Well here you go:

ROI - Return on Investment
CCR - Cash on Cash Return

EXAMPLE:

Suppose you buy a house for $100,000 and sell it later for $110,000.

Your return on investment is 10%.
- The 10% is the increase that you see in your TOTAL INVESTMENT (Loan + Down Payment)

If you only put 10% ($10,000) down (we’ll ignore closing costs and commissions here) then your cash on cash return is 100%.
- The return you made on the ACTUAL CASH that you invested in the property is 100% ($10,000 increase on $10,000 cash invested).

If you paid cash in this situation, then CCR and ROI are equal.
