The high end real estate market on Hilton Head Island, specifically direct oceanfront homes, posts a healthy mark so far in 2007. Year-to-date there are 16 oceanfront homes either under contract or already closed. Total sales volume from oceanfront home sales only is just under $73 million! Average sales price is $4.5 million. The area on Hilton Head Island seeing the most transactions for oceanfront homes is Sea Pines Resort. Located on the south end of the island, Sea Pines is home to the famous Harbourtown Lighthouse and Village, South Beach Village, and the MCI Heritage Golf Classic. Year to date sales on Hilton Head Island are going through the roof! Check this out! Since the beginning of the year for Hilton Head Island, SC only (not Bluffton), we have had over $450 million in home, villa and lot sales! Additionally, right now there are over $222 million under contract! Add those two numbers together and we have just under $675 million in sales on Hilton Head Island, SC in the first 6 months of this year! Hilton Head Island SC Real Estate Market Activity for 4/28 - 5/09: Reporting back 13 days shows a total of 172 new home listings on Hilton Head Island. New contracts for homes on the market for the same period totaled 36. In this 13-day period, 24 homes closed. Some sellers elected to remove their homes from the market, a total of 32. The villa market also saw a big jump in inventory with 185 new listings. Of the currently listed inventory of villas for sale, 18 were put under contract. During this time period, 33 villas closed and 23 were removed from the market. In vacant lots and homesites, Hilton Head Island saw a total of 27 new listings. Hilton Head Real Estate Activity
Hilton Head Island real estate activity for the week of 4/21/07-4/27/07. This past week we saw 92 new home listings come on the market on all of Hilton Head Island. Fifteen homes went under contract and 11 homes closed. There were 12 homes withdrawn from the MLS this week. Villa activity was equally brisk, with 112 new listings, 14 going under contract and 12 closed sales. Eleven villa owners withdrew their properties from the MLS. Lot inventory saw 22 new listings, 2 lots going under contract and 1 closed sale. Seven lot owners removed their properties from the MLS.
