Greenville Real Estate Remains Strong

Greenville South Carolina real estate is alive and well.  The national news would have us all believing that real estate all over the United States is not selling and that home values are sinking faster than the stock market.

While home sales through July are down 2% compared to last year, the average sales price for homes here has increased by 2%.  Days on market for homes sold this year compared to last year are the same at 89 days.  New housing starts in Greenville County are down through July by 6% which is much better than the national averages.

The stability of the Greenville market is the solid foundation of our diversified economy and the slow and steady growth the housing market has seen over the past decade.  I remain bullish on the housing…

Greenville SC, BMW Pro-Am

The celebrity field has been announced for the May 17-20 BMW Charity Pro-Am held at The Cliffs in the Greenville SC area. This year's participants will include Kevin Costner, Wayne Gretzky, John Elway, Cheech Marin, Catherine Bell and her JAG costar David James Elliott. The tournament is a part of the Nationwide Tour and pairs 168 pros with 168 celebrities.

This is the seventh year for this event which has raised more than $3.7 million for more than 80 Greenville area charities. Many of the celebrities will be providing items for an auction to be held in downtown Greenville on May 18th. Possible items include private golf lessons with Jack Nicklaus, a waterfront home site at The Cliffs at Keowee Falls, and a six-day trip to Costner's ranch in Colorado.

Forbes Recognizes Greenville

Forbes just released their annual rankings for America's top 100 cities for jobs. Greenville South Carolina moved up to number 68 from the 2006 ranking of 91. The list is based on growth in both jobs and income, median household income, cost of living and the unemployment rate.

Greenville's continued growth is due to the diversity of business that has been attracted to our area including companies like BMW, Michelin and others.

  • Population of Greenville County is 401,000
  • Greenville is located 140 miles from Atlanta and 90 Miles from Charlotte. Approximately half way between Miami and New York City
  • Greenville is home to 250 International firms from 26 nations, including BMW, Michelin and Hitachi
  • Greenville has the highest level of foreign capital investment per capita in the Nation
  • There are over 9 colleges and universities located in and around the Greenville area

Greer South Carolina Real Estate

These are exciting times in Greer, South Carolina. Talks are under way about revitalizing the historic downtown area of Greer.  George Clooney and Renee Zelwigger have been in the Greer area for the past 6 weeks filming the upcoming movie Leatherheads. New housing developments are being announced and the Blue Ridge Plantation community is well under way.  For a city with a population of around 20,000 things are popping.

So far in 2007 there have been 194 homes sold in the Greer area for an average price of $202,783.  The average days on market for these homes was 77 days compared to the average for the the Greater Greenville area of 91 days. There are currently 545 homes for sale in Greer with an average price of $281,338.  Of these, 199 are new never…

Simpsonville Real Estate

Simpsonville South Carolina continues to be the largest growing suburb in the Greenville area. Major employers in Simpsonville include such companies as Kemet Electronics, Cryovac, Para-Chem, Fiberweb North America plus many others. The Fairview Road area in Simpsonville has become the most concentrated area for shops and stores.  With the growth in the Greenville area and the land availability in Simpsonville, the growth is following a natural pattern.

Greenville's Hot For Downtown Condos

The city of Greenville South Carolina had the foresight 25 years ago to start and plan the revitalization of downtown Greenville.  This culminated in receiving the American Main Street Award in 2003.  One of the main factors in the success of the Greenville Downtown revitalization has been the downtown condominium market.

In 1998 the new wave of downtown condos began with the Court Street Condominiums.  This 41 unit project also started the pre-selling of units prior to construction. The next major development was the Lofts at Mills Mill which presold 92 of the total 105 units.  Poinsett Corners followed in 2003 with it's 85 units not only being presold but at 25-30% more than anticipated.  The Bookends was a joint venture between the city and a developer…

Floridians Moving To Greenville South Carolina

Floridians have been relocating to the Greenville South Carolina area in record numbers. Over the past 5 years I have averaged working with 25 Florida residents per year in relocating to our area. The reasons for relocating vary but most are not job related moves.
