What's For Sale In Greenville?

My real estate practice is primarily fueled by relocation clients moving to the Greenville South Carolina area from all over the country. Many times the move is job related but our area has increasingly become a popular retirement destination. My clients are familiar with housing in their current market but many of them ask similar questions early in their home search. Below are the top 5 most frequently asked questions.

  1. How many homes are on the market? 5,721
  2. What is the average price of these homes? $274,823
  3. How long do homes stay on the market before they go under contract? In 2008, 100 Days
  4. What is the average difference between list price and the sales price? 3%-This number has been constant for a number of years
  5. What is the average annual home appreciation rate in the Greenville area? On average 3 to 5%

Floridians moving to Greenville are the single largest group of home home buyers here. Most of them are used to having a pool in their back yard and are anxious to find out what is available here. Once they discover that most of our neighborhoods have pools, and with annual homeowners dues averaging $400 per year, decide that might be a better option. However, in our current inventory of homes for sale, 222 of them have pools. (Less than 4% of total homes for sale inventory)

The home buyers moving here from the North and Midwest often are used to having basements and this is a feature they are looking for. In our area, because of our soil composition, all basements must be daylight/walkout basements. This means the lot must fall from the front of the home toward the rear of the home.  Currently we have 955 homes with basements and of those 305 are fully finished basements.

What about new homes? Normally around 25% of our homes for sale inventory is made up of new/never lived in homes. Currently there are 1,524 of these homes for sale with an average price of $321.011.  The highest priced of these new homes is $2,200,000.

Increasingly home buyers here are looking for homes with 3 car garages for a variety of reasons. The Greenville area homes for sale inventory includes 557 homes with a minimum of 3 car garages and the average price of these homes is $617,333. Well above the average price of our total inventory.

Do you have homes with land? That is another question that many relocation clients are asking.  The answer is yes. Right now there are 943 homes, or about 16% of current inventory, with a minimum of 1 acre. The average price for these homes is $458,066.

This information gives you a good overview of the current homes for sale in the Greater Greenville area. We truly have something for everyone and are still enjoying a stable real estate market.
