Former FED Chairman Alan Greenspan recently went on record as saying something to the effect that he felt he was not much better at forecasting general market trends now than he was when he started in the business.

So if a respected economist like that lacks a crystal ball, the fact that a guy like is surprised should come as no surprise. 

The real estate market always surprises me.  My most recent revelation was that we've been paying far too much attention to the supply side of the equation, and we neglected one simple fact:  when supply increases, prices drop.  When prices drop, up goes demand!

Foreclosures are on the rise in Sacramento. In October of 2007, sale of bank owned properties in the MLS accounted for 26.2% of all sales. 

With so many buyers interested in Sacramento Foreclosures, naturally we want to publish as much info as we can about this topic.  With this in mind, we've created a portion of our site devoted to Sacramento Foreclosures.  In addition to a FAQ and the ability to sign up for foreclosure listings, you can also browse short sales and foreclosures for three counties, including Sacramento, Placer, and El Dorado.  

We've also published a brief overview of some California foreclosure laws and a section of our blog is devoted to Greater Sacramento foreclosure articles.

Tonight I spent some time doing the usual monthly (at least) round of real estate market updates for several of our local markets.  Generally I compare what happened last month to what happned a year ago last month.

Here are the results for several areas in Greater Sacramento:

• Roseville California Real Estate Market for June, 2007 and May, 2007.
  
• Amador County Real Estate Market, June 2007 (featuring the incredible growing houses).
  
• El Dorado County Real Estate Market, June 2007 (also featuring growing houses, but not so incredibly).

Lately I've been realizing that the number of online places where I live has really taken off like a shot in recent months.  I am being run over by Web 2.0.  It's hard for me to keep up with the different venues that the same three people want to be friends with me in! :)

Pretty soon I'm going to publish a profile with all my Web 2.0 places in it.  I'm not sure where it's going to go yet.

Then I can update all my profiles to point to my profile, and my profile can point to my profiles.

I've been experimenting quite a bit with new places to post listings lately, and with services that help with that. To date I've been relying quite heavily on vFlyer.com (I've also bumped into Postlets.com, a competitor of theirs, but haven't had too much time for a comparison other than to note that Postlets seems to allow multipage sites, which is pretty cool).

I'm writing about this effort on my Sacramento Blog under a category I'm temporarily calling Elite's Ultimate Online Listing.  I say temporarily even though it may stick, but it seems to me that being elite and ultimate in the same breath sounds a little self promotional.

I've just added Bridget's listing in Fairplay to vFlyer. I continue to be impressed by how well they've set up the code so you can integrate it into a blog, or post it up to Craigslist, etc. This is really nice stuff.

The full flier won't fit here but we can at least point to it to see whether the gallery widget will fly.
