So you are thinking of selling your southern indiana home? Maybe you are moving out of the area? Perhaps you have been transferred to a new location?

When you sell, you can't really affect the location of your home, but you CAN get the MOST exposure. Here are 3 tips to get the MOST:

Even though your home is in Indiana, make sure it is listed with an agent who is also licensed AND is a member of Louisville's Board of REALTORS. Why? Because then it will be listed on MANY websites that attract visitors who are moving the the Louisville metro area. Many of them would buy your house if they could just find it, but they search online and end up working with a Louisville based REALTOR who shows them Louisville houses.

Second, I would ASK SPECIFICALLY where an agent will be advertising your home. Many people brush over this, or only get vague answers. You need to know how your REALTOR will help your home stand out from the crowd!

Third, Avoid the temptation to overprice! overpricing is the #1 cause of a home sitting on the market too long. It is easy to convince a REALTOR to list your home at too high of a price! If you DO want to list at a higher price, agree UP FRONT with your REALTOR that you will be lowering it if is only getting limited showings...

By following the above, you can HELP to make sue that you get the most exposure for your property! Selling your Southern Indiana Home for the highest price in the time frame you need is a priority both to You and You REALTOR.
