OK, so you are going to use a REALTOR that will list your home on BOTH Louisville and Southern Indiana MLSs. And you are going to ask up front what your REALTOR is going to do to market your home.

Here are some other tips to get great exposure:

Have as many pictures taken of your house as possible! (currently both boards will support up to 20 pictures of your house. This is IMPORTANT! Our internal studies have shown that potential buyers OFTEN ask for more photos BEFORE physically going to look at your house.

In fact, the Louisville MLS averages about 4 photos per house listing, yet the average of  the number of photos where people requested showings on our site was 9 photos! If that doesn't make you want to provide the potential buyers with a GOOD look at your home, what will?

Finally, virtual tours (In my opinion) are well on their way out. As more and more photos are viewable on the websites, there is LESS need to have virtual tours. Our studies have shown them to be less effectiee than GOOD QUALITY photos.

Eric - Excellent points. Most boards are now offering the option for more pics, and if you're going to take 10 (or 15 or 20 shots), make sure the shot you upload is IN FOCUS and not UNDEREXPOSED. Nothing quite as frustrating as trying to explain to a buyer why the photos of a luxury listing they're interested in are all too dark to view. Another suggestion: Buy a better camera (and lens). Quality photos can make a huge difference - even when the file is compressed for your local board.

For interior shots I highly recommend the Sigma 10-20mm lens made for both Canon and Nikon digital SLR cameras. I paid about $450 for the lens I have. Rather than just taking a picture of a small portion of a room I can now fit the entire room in one shot.

Eric - I totally agree. As potential buyers look at property they almost always want more photos. More is better. The Virtual tour thing was more of a gee whiz thing to start with and has lost a lot of appeal. Buyers are not so easily impressed anymore.
