Louisville Foreclosure ? Louisville Real Estate Investing ? What are the right keywords?

I had an internet lead the other day from our main site asking specifically. "I need short sale help. Please call me." (that's a quote).
I don't know about your market, but in Louisville, the foreclosure market is picking up big time. One member of our blogging team jumped in and created a Louisville Short Sales and Real Estate Investing Blog. (Great Job Anne, BTW). She has actually been on this side of the business for years and is an awesome agent IMO.
Since being on our team comes with a few **cough** advantages **cough**, she made it up to #2 on Google for the term "Louisville Short sales" (relatively little competition there) along with a few other long tail terms. She has neither tried (nor succeeded) in ranking for any Louisville Real Estate Investing or Louisville Real Estate Investor type terms.
I may take a wierd view of Keywords. Traffic is a NICE thing, but I am MOST concerned (especially with a targeted blog like this) about getting the RIGHT traffic. Niche traffic. Low bounce rate stuff that yields CLIENTS. This is the sort of thing that typical keyword research does not yield, but experience DOES.
So if you currently rank for some of these types of terms, our blogging group WANTS to compare notes with you! We will happily share what Anne is doing (hint: it IS picking up about one GOOD investor lead a week..but she wants MORE). If you have HARD data to share with us, we'd be happy to share with you!
Simply Put: We are looking for the best Real Estate Investor, Foclosure, Short Sale, and etc related keyowrds to go after...and will help you along the way as well...We know there are a ton of people out there itching for Anne to call them "my client" and we are just looking for where to effectively find them.

This blog entry brought in 700 plus views, 30 or more registrants on the site, and 7 registrants for the auction - http://www.gulfshoreslife.com/blog/gulfshoreslife/crystal-tower-condominium-auction/show/ .
None of our auction registrants were successful bidders due to prices going higher than they wanted, but 37+ remain site visitors waiting on opportunity and several correspond regularly.
I hope you will PM me the Keywords when you get a chance.
