Looking for help: How to target SERIOUS real estate investors with a blog...
Posted Feb 11, 2009 @ 8:06 pm, Viewed by 739 Visitors, Read 762 Times.This last week, one of the members of our blogging group, Anne Mayhugh, asked me one of those questions... the kind that keep nagging at you until you do something about it.
Here's her concern. She and partner David Hartlage are both highly experienced real estate investors and REALTORS in our office. Anne focus with her first blogging effort was for those who wanted to buy and hold. She is looking now to expand that to all areas of real estate investing here in Louisville.
One thing that she is still struggling with is that she finds noobie investors an incredible waste of time. (And there seems to be more and more of them every day. Anne can smell them a mile away. They are fresh off of this seminar or that. They haven't and won't buy anything. They have heard that it is so easy to get something for nothing. They are not qualified for financing and yet think banks are dying to "give" them property.
And yet the hard part is, the bait that attracts the SERIOUS investors is the same that attracts the noobie crowd...leaving her in the position of having to sift through them all...yikes.
Here are my thoughts so far...I'd like your opinions and guidance as I try to help her not just find traffic, but the right traffic.
- Quality information is always the best bait. That is something that never changes. Period. The latest lists of REO by the asset managers would be the ultimate enticement, but getting that can be tough.
- Tailor your tone and content to the needs (as much as possible) of the serious investor.
- Qualfy your leads coming from your blog. (In your contact forms, ask specific questions to filter out the noobs...)
- Pass off the noobs that do come through to an agent who wants to work with them and get a referral fee. (I guess I should mention that Anne and Dave are already really busy with BPOs, Asset Managers, and the like.)
That's what I have to date and I am looking for other ideas...

That's a great idea, Joe.. Thanks. I really like the idea of putting a post of that type up and then using it as a tool to help filter.

Eric, I like Joe's idea as well but if you think this kind of buyer is a problem now, I can potentially see it getting much worse. I read today that Fannie and Freddie are considering changing the rules so mortgage bankers and brokers currently limited to financing a maximum of four properties per borrower will be allowed to finance up to ten investment properties per investor. I wouldn't be surprised if that gets even more "noobs" jumping on the bandwagon.

I think #3 is the best bet. We have several investment properties and have attracted many investors who read our bio. We've learned to screen very well. If I were Ann, I would put together an article titled something like, "Are You Ready For Your First Investment Property? 10 Points To Consider" or something similar. Then list those qualifiers important for screening. She then can respond to the inquiries with, "Did you read my.... article?"
Just a thought.
