How to Advertise Homes on the Internet

Eighty percent of home buyers are already using the Internet today. Using the Internet to sell homes is no longer a wave of the future, the Internet is the system to use to sell a home now. The Internet brings the following advantages to Buyers while shopping for a home:

View pictures of rooms and other features of the home.

View room sizes and other features.

View a map showing the location of the home and area features.

Research prices of homes that have sold.

Compare a number of home prices.

Compare schools.

Mastering home listing sites on the Internet takes a great deal of time and energy. There are literally hundreds of sites advertising homes for sale. Many of these sites are set up to automatically add homes from the local MLS (Multiple Listing Service). Since there is not a standard sharing protocol established, most sites require listings to be uploaded manually. This is a time consuming process, not all Real Estate Agents spend the time necessary to upload listings on some of the most popular web sites. There are no studies available showing the success rate for any individual site. To overcome this deficiency my business model is based on the two following facts:

No one knows what web sites a buyer may visit at any particular time.

Any web site can quickly loose it’s position on a web search.

Since one can not reply upon knowing what web site a buyer will visit or if a buyer will find a particular web site, it makes sense to register listings on more web sites. It stands to reason that the maximum amount of buyers seeing a listing will result in the maximum amount of showings, resulting in the maximum amount of written offers.

Some web sites charge a fee to advertise. The Internet can become a very costly advertising media. When advertising on the Internet you need to constantly monitor results. Knowing which sites are bringing results and which sites are not can save time and money. This is one advantage to listing with someone that has the experience marketing homes on the Internet. I have already invested the time and money on research to locate the most effective sites. Why spend your own money duplicating a system that already exists?
