The Optimum Rate for Online Exposure

It's unquestionable that a high level of exposure for a vacation rental listing online is worth quite a bit to the property owner. The same goes for a realtor. Marketing was forever changed with the coming of the internet, and the housing industry saw one of the largest revolutions. Marketing a vacation property used to involve listing with local property managers, magazines, and local newspapers. Now, the whole game is online.
But what is it truly worth to property owners? As the owner of a vacation rental network of sites, the common belief is that if you drive traffic, inquiries, and hopefully some bookings then you are providing the value you need to warrant your yearly fee. Most vacation rental websites charge between $130 and $300 per year for a listing, a sum that most property owners can re-pay after one booking.
The biggest component in driving traffic to a vacation rental listing is seach engine ranking. The top ranking websites for a property's area + the term "vacation rentals" or "vacation homes" or "condos" - that's where people should be listing and that's where we want to be as the website owners. Once that is achieved, it seems that success is guaranteed.
What about for realtors? What are they looking to rank for? What value do they believe a top Google ranking for "LOCATION real estate" or "LOCATION realtor" would be worth? I'm interested. I am an SEO/SEM expert first and foremost so maybe I can help.
