Fort Meade Real Estate Market Update - Maryland 20755 - 3/24/2008

We've had an usually active 1st quarter in the Fort Meade real estate market.  While home prices continue to fall, they are no longer in free fall status and homes that are properly prepared, priced and marketed heavily on the Internet continue to sell in a relatively short amount of time, usually 60 days or less. 

Woe to the home seller who doesn't recognize the current market trends and thinks that it's OK to have dirty baseboards or a long list of preventative maintenance items left undone when their home goes on the market.  Those homes are being passed over by today's ultra picky home buyers as  fixer uppers, and they are traveling right down the street to one of several other homes in the neighborhood that are on the market in the same price range.  When it's time to sell, choose an agent who will tell you what you need to hear, not what you want to hear.  This isn't rocket science.  A good professional Realtor knows what it takes to sell your home and can work within your budget to devise a plan to complete any necessary repairs and upgrades.  Even better if you are able to find an Accredite Staging Professional who can give your home the extra pop it needs to rise to the top of the crowd.

So don't buy into the "doom and gloom" mentality that our market is falling to pieces.   The real estate market in the Fort Meade Maryland area is thriving.   And even if you can't pay your mortgage in full due to declining values, there are creative ways such as "short sales".  We'll offer more information on short sales in a later update.
