March 2012 Fort Meade Area Real Estate Update for Anne Arundel County MD

There were 430 homes sold in the Fort Meade Real Estate market area of Anne Arundel county in March 2012. That is an increase of almost 10% from the same period in 2011. Separating out just the attached units (condos, townhomes, duplexes etc) shows a volume increase of over 20%. And we are feeling it in team activity as well. Many of our listings have received multiple offers and well staged and priced homes are receiving offers at or very near asking price.

The average home sale prices this month were $374,000 for single family homes and $237,501 for attached homes

The overall average home sale price was $329,120 which is down 10% over 2011.

The overall average days on market of 134, up just slightly from 2011.

Of the homes successfully sold, 53 were short sale listings. Homes where the lender accepted less than the mortgage balance to satisfy the loan. Short sale is a very good alternative to foreclosure. There were 61 foreclosure sales this month in Anne Arundel County with the highest concentrations being in Annapolis, Glen Burnie and Pasadena.
