The Development of Downtown Nashville Lofts and Condos

Metropolitan areas throughout the nation have undergone dramatic changes during the last few decades, and Nashville is no exception. Located on the Cumberland River, Nashville has experienced major renewal programs together with an explosion of new business/development projects.
Downtown Nashville has become a true metropolitan center, complete with such cosmopolitan amenities as quality shopping, dining, and entertainment, as well as affordable housing and luxury high-rise residences. In fact, the downtown area has become so enticing that many Nashvillians are opting for city lofts and condos, rather than commuting from the suburbs. And even successful Baby Boomers who still own a suburban home, are buying downtown residences to avoid daily commutes or simply to have a place to stay on weekends to enjoy Music City’s arts and entertainment scene. For example, the Schermerhorn Symphony Center, exhibits at the Frist Center of the Visual Arts, productions at the TPAC (Tennessee Performing Arts Center), and a myriad of local and seasonal events.
According to recent government statistics, roughly 80 percent of today’s U.S. population lives in metropolitan cities.* While the suburbs continue to grow, many metropolitan areas, such as Nashville, are experiencing boomtown times!
Downtown
Row 8.9n Condominiums
One of the first residential projects in downtown Nashville was Row 8.9n, located across from the Farmer’s Market. Completed in 2002, Row 8.9n ushered in the movement towards affordable housing in the downtown area.*
The traditional exterior and contemporary interiors gives Row 8.9n its unique edge. The Row, which sits on 1.9 acres, offers one and three bedroom townhomes (930-1200 sq.ft.), with hardwood floors, private balconies, and lofts that look down upon the living areas. There are five floor plans to choose from.*
Everton Oglesby Architects have created a residential complex that uniquely blends old and new.
Row 8.9n nationally recognized, and was even mentioned in a 2004 Washington Post article by Benjamin Forgey. The Row 8.9n townhomes in Nashville “embody the spirit of some of the best 1920’s modern designs and yet look perfectly at home and thoroughly contemporary,” writes Forgey (http://www.washingtonpost.com/ac2/wp-).
Viridian
Located at 421 Church Street, Viridian, by Novare Group and Giarratana Development, offers affordable downtown living in the hub of Nashville’s business and entertainment district. Available in one/two bedroom, and penthouse, each unit is pre-wired for surround sound, and each has floor to ceiling windows, 10ft ceilings, ceramic tile, granite countertops, and stainless steel appliances. One bedrooms start at $250’s and three bedrooms begin at $360’s
Bennie Dillon Original Lofts
Located at 700 Church Street, the Bennie Dillon Building is one of the first major high-rise buildings in Nashville. Built in 1927, this 12-story building, which was originally office space for doctors, lawyers and other professionals, is now listed on the National Register of Historic Places.
The Bennie Dillon Building underwent renovation in 1984 and again in 1999, turning office spaces into residential apartments. Then in 2005, Novare Group and Giarratana Development purchased the building, converted the apartments into one and two bedroom lofts, and renamed it to Bennie Dillon Original Lofts.
This 86 unit building also houses a fitness center, over 3,000 sq.ft of retail space on the street level, and reserved parking. Each loft offers exposed brick walls, terrazzo and hardwood floors, over-sized windows and high ceilings.
Encore
A third venture by Novare Group and Giarratana Development is Encore, located at 301 Demonbreum Street.
When completed in early 2008, Encore will be 20 stories, offering 333 units of one and two bedroom residences, sale prices beginning in the $180,000’s. There will also be 20,000 sq ft of retail space on street level
Adjacent to the Schermerhorn Symphony Center, Encore is the first residential high-rise in the SoBro area, and is certain to become one of the most desired downtown residential complexes.
Signature Tower
The Signature Tower is due to break ground in July 2007. This 70 story tower will feature a Hotel Palomar, a day spa, fine dining, retail space, office space, and condominiums. At 70 stories high, the Signature Tower will be the tallest building in the United States, outside Chicago and New York.
There will be over 33 floor plans to choose from, each with 10ft floor to ceiling windows. Among the many amenities the Tower will offer: state-of-art fitness center, sunken fire pits, spa, and separate pools for residents and hotel guests.
The Signature Tower will be located at 505 Church Street. Completion date late 2009
