Lynwood Downs: An Established Equestrian Community In Franklin Tennessee
Yesterday I spent most of my day doing what I find most enjoyable about my job. Spending a day in the coutry side with two very interesting clients and just looking at the Franklin area estate homes over $1,500,000.
My clients were looking for a recreational retreat to entertain friends and family as they felt there current home was a potential diaster zone with millions of dollars worth of antiques and expense wall treatments...not the place to have all the kids running around and enjoying themselves!
As a result, they picked the Nashville area as the buyers have had some history here, and have always enjoyed the temperate climate as well as the proximity to their home in Texas.

Showings Are Up
There has been so much negative talk in the recent months about the collapse of the real estate market and the bubble bursting that as a member of the public you had to have some concerns as to wether you should even be thinking about looking at real estate! Well it seems in the past 3-4 weeks that the home buyers have decided to brave the real estate world and start looking on line for homes.
In Nashville Tennessee, my sites are linked into the MLS data base and as such are used regularly by buyers looking to examine the market and see what is available. I have noticed a definate upswing in the number of people registering to search on the site and also the subsequent inquiries about homes which the leads to actual showings.

I've been a realtor since March of 2001, and like any business that involves people, I have come in to contact with realtors of all shapes, sizes, backgrounds, intelligence, nationality...basically the whole range of types and personalities.

According to figures just released by the Greater Nashville Association of Realtors® there were 2,109 home closings recorded for the month of December 2007. This in real terms shows a reduction of 32 percent from the 3,109 closings recorded for December 2006.
The number of fourth-quarter closings for 2007 for the Greater Nashville area was 6,856. This figure is actually a reduction of 26% compared to the 9,307 closings recorded for the fourth quarter in 2006.
The total number of closings for 2007 in the Greater Nashville area was 34,221. This is down 14.5 percent when compared to the 40,056 closings recorded in 2006.

January 7, 2008 (Franklin, TN)- The Williamson County Association of REALTORS® today announces the sale of homes statistics for Williamson County, Tn. for the month of December 2007. There were 305 residential and condominium closings reported for the month of December, according to figures provided by RealTracs Solutions, the multiple listing service used by REALTORS® in the Middle-Tennessee area. Compared to December of 2006, the single family residential closings decreased 30 percent and the median price decreased by 2 percent.
