The dark side of a down market!

The Down Market Brings More Than Prices Down

I've been a realtor since March of 2001, and like any business that involves people, I have come in to contact with realtors of all shapes, sizes, backgrounds, intelligence, nationality...basically the whole range of types and personalities.

Nashville really hasn't seen a collapse in the real estate market but the demand has been reduced from the sellers market of 2005-2006. Agents that had only been in the business for a few months were introduced to a world of multiple offers and the ability to work hard and make a good living. Now that environment has changed and so its seems have the ethics of some of the people involved in the Nashville real estate business.

I have managed to secure the exclusive rights to two power house sites in the lead generation world which are www.Nashville.com and www.NashvillesMLS.com Thse two sites generate between 15 and 50 inquiries a day and as a result the Ashton Real Estate Group is the no.1 real estate team for RE/MAX Elite of Nashville Tennessee. The success of these sites has enabled me to work with the owner and developers at Real Estate Webmasters to create a site that is intuitive, simple and Web 2.0 conscious, called www.NashvilleBuyers.com

Unfortunately the high profile of the sites in the major search engines like www.Google.com, www.Yahoo.com and www.MSN.com has created a certain amount of jealousy with a handful of Nashville real estate agents. Some have even approached the owners of Nashville.com to try and take over the contarct for the real estate section.

The approach I have no problem with but when they don't take no for an answer and continue to e-mail and contact the owners it just solidifies my opinion of those agents. They have lost their success of the two "boom" years and are now desperately trying to find business in anyway they can. If that involves some questionable pratices they don't seem to care.

My concern is that if this is how they behave in the business arena how will the deal with their clients? Will the desire to make money overide the best results for their clients? Only time will tell and in the coming months the smaller pool of business will ultimately start to shake to real estate tree in Nashville and some of the bad apples that are hanging on will finally fall to the ground and rot!
