Buyers Return to Nashville Real Estate

Showings Are Up

There has been so much negative talk in the recent months about the collapse of the real estate market and the bubble bursting that as a member of the public you had to have some concerns as to wether you should even be thinking about looking at real estate! Well it seems in the past 3-4 weeks that the home buyers have decided to brave the real estate world and start looking on line for homes.

In Nashville Tennessee, my sites are linked into the MLS data base and as such are used regularly by buyers looking to examine the market and see what is available. I have noticed a definate upswing in the number of people registering to search on the site and also the subsequent inquiries about homes which the leads to actual showings.

The agents on my top ranked team ( no.1 in Nashville with RE/MAX Elite) are all showing more and more homes and this trend is repeated when the activity of the "appointment desk" created by Robb Campbell for the RE/MAX agents to set showing appointments which has grown to include many more real estate companies and agents now.

"The Nashville area real estate market is showing signs of life early this year. In January I noticed a tremendous increase in appointments being booked through The Appointment Desk indicating that buyers are looking. Now we are seeing results in the form of pending contracts flooding into our offices. Over the coming months I expect to see the number of showings start to turn in to closings and then people will realise that we still have a vibrant and positive real estate market in Nashville Tennessee.

When the news is negative over and over there is no incentive to step up to bat if a better deal can be anticipated by waiting.  We may be to the point where price reductions have placed certain properties in a good value range and there will certainly be buyers ready to step up - more than likely these buyers will be the ones that did not buy into what they felt was an overheated market.  As the negativity passes on to the next media story of theday, the quarter, or the year there should be a measurable pent up demand that gets satisfied with good value for the buyers. Hey guys, I know things are really getting busy when my agents ask me to hold off on sending them leads as they are too busy with their current clients! This has been happening over the past 3-4 weeks. I compared our statistics to this time last year and we are seeing about a 30-40% increase in visits to the web site which at some point will convert to actual buyers This again points to the interest in real estate and maybe part of the seasonal upswing but I'm sure we are going to see more and more news about the rise in the activity levels of real estate buyers across the country.

It's good to hear things are picking up so much that the buyers agents are complaining about too many leads, lol. Although I wouldn't count on the news reporting it much, it wouldn't fit their political agenda at this point.
